Article 4 Rent, Security Deposit and Payment Method
1.Rent: for the first five years, the rent is fixed, i.e. RMB 200,000; and from the 6th year to the 10th year, the rent is variable, to be determined by both Parties through negotiation according to the market conditions. If the negotiation fails, both Parties have the right to unilaterally terminate this Lease Agreement, and the Share Entrustment Agreement shall be terminated forthwith; further, the handover shall be carried out as agreed by both Parties.
(1)The rent shall be paid every six months. There is a total of 18 installments, with a payment of RMB 300,000 per installment (the rent for each installment from the 6th year to the 10th year shall be determined by both Parties through negotiation);
(2)The first rent shall be paid by Party B within 10 days after this Agreement is signed by both Parties; and the subsequent rents shall be paid within 3 business days prior to the start of the respective lease term.
(3)Party B shall remit the rent to the bank account designated by Party A on schedule. Party A’s account details are as follows:
If Party A changes its account during the term of this Agreement, it shall notify Party B in time. Otherwise, if Party B still makes payment to the above account, then it shall be deemed to have fulfilled the obligation to pay the rent.
3.Party A shall go to the tax bureau to Apply for the issuance of an invoice on its behalf before Party B pays the rent.
4、 押金标准:5万元。租赁期满或合同解除后，押金除抵扣应由乙方承担 的费用、租金、赔偿甲方损失外，剩余部分应无息返还乙方。
4.Security Deposit: RMB 50,000. Upon the expiration of this Lease or the termination of this Agreement, the remainder of the Security Deposit shall be returned to Party B free of interest after the expense, rent and compensation for Party A’s losses to be borne by Party B are deducted.
During the term of this Lease, where the Security Deposit is less than RMB 50,000 due to Party A’s deduction of loss compensation, rent and expense, Party B shall make up the shortfall in the Security Deposit until it reaches RMB 50,000 within 3 days., failing which Party A shall have the right to terminate this Agreement.
1.RENTAL AMOUNT: Commencing __________, 2020, TENANT agrees to pay LANDLORD the sum of $____per month in advance on the ___ day of each calendar month. Said rental payment shall be delivered by TENANT to LANDORD or his designated agent to the following location:
Rent must be actually received by LANDLORD, or designated agent, in order to be considered in compliance with the terms of this agreement.
2.Security Deposits: TENANT shall deposit with landlord the sum of $____as a security deposit to secure TENANT’S faithful performance of the terms of this lease. The security deposit shall not exceed two times the monthly rent. After all the TENANTS have vacated, leaving the premises vacant, the LANDLORD may use the security deposit for the cleaning of the premises, and any rent or other amounts owed pursuant to the lease agreement or pursuant to Civil Code Section 1950.2.
TENANT may not use said deposit for rent owed during the term of the lease. Within 21 days of the TENANT vacating the premises, LANDLORD shall furnish TENANT a written statement indicating any amounts deducted from the security deposit and returning the balance to the TENANT. If TENANT fails to furnish a forwarding address to LANDLORD, then LANDLORD shall send said statement and any security deposit refund to the leased premises.
INITIAL PAYMENT: TENANT shall pay the first month rent of $______and the security deposit in the amount of $_____for a total of $_____. Said payment shall be made in the form of cash or cashier’s check and is all due prior to occupancy.
3.1 The agreed rental amount is :________per month. The rental fee includes the official tax invoice.
3.2 The property management fee is included in the monthly rental payment.
3.3 The security deposit and first month’s rent defined in Article 2.2 shall be paid on the Delivery Date and prior to occupation of the Premise and before Party B may start renovation.
3.4 Party B shall pay the rent on or before the 25th day of every calendar month in advance of the month requiring payment. The rent shall be made by bank transfer to a bank account designated by Party A below and the date that Party B transfers payment shall be considered the “date of payment”. Party A shall provide an official invoice within three (3) days from the date of payment
